Permits have been issued for a single-story commercial building located at 4437 W Armitage Avenue in Hermosa. Tom Sdralis is the listed owner, whose is planning both a tavern and liquor store to be housed within the same structure. Located at the corner of Armitage & Kenneth, the new development will replace an auto repair shop and an adjacent empty lot. In September 2020, an ordinance was passed by the Committee on Zoning, Landmarks and Building Standards allowing for work to proceed under the C1-1 Neighborhood Commercial District designation.

Fereidoon Afshari of FA Architectural Group is the listed architect of record. Published drawings and the filing description both indicate a masonry exterior that will wrap around an L-shaped footprint.

Parking will include five on-site spaces. As far as public transportation, nearest bus transit is comprised of east and westbound stops for Route 73, less than a two-minute walk west to Armitage & Kilbourn. Additional bus service consists of Route 54 via a nine-minute walk west to Cicero & Armitage, Routes 65 and 72 via an 11-minute walk south to North Ave & Kostner/Grand, Route 53 via a 12-minute walk east to Pulaski & Armitage, and Route 74 via a 12-minute walk north to Fullerton & Kostner. No available CTA transit is within a half-hour walk, though the Metra’s Grand/Cicero station can be found via a 12-minute walk southwest.

Tied Facility and Construction is the general contractor for the $488,300 project. A completion date is not currently known.
