Facade Encloses Top of 300 N Michigan Skyscraper in The Loop

Since YIMBY’s September update, glass has steadily enclosed most of the remaining floors at 300 N Michigan Avenue, a 47-story skyscraper that recently topped out in the northeast corner of The Loop. Developers Magellan Development Group and Sterling Bay have planned a mix of retail in the base, a 280-key CitizenM hotel on the sixth through 15th floors, and residential apartments on the 17th through 45th floors.

Facade Work Finalizes on 23rd Place at Southbridge in Near South Side

Since YIMBY’s September update, much of the facade work has taken place at the northern building of Southbridge Phase I, now known as 23rd Place at Southbridge. Located at 2310 S State Street and 2344 S State Street in Near South Side, these two sibling edifices both rise six stories and will offer a mix of ground-level retail and apartments on the upper floors. Planned by McCaffrey and The Community Builders, the unit count will tally at 206, divided evenly between each structure. Residences will comprise of a mix of affordable and market-rate options.

Face Brick Now Installed at 508 E Pershing Road in Bronzeville

Facade work is now underway at 508 E Pershing Road, where The Community Builders has planned a four-story mixed-use building. With a roof height of 50 feet, the structure will offer 3,500 square feet of at-grade commercial space and 53 residential units planned for the upper floors. Approximately two-thirds of these units will be designated as affordable under the Chicago Housing Authority, while the remaining will be market rate apartments. Sizes are distributed into 50 one-bedrooms and three two-bedrooms.

Details Revealed For New Mixed-Use Development At 1300 W Carroll Avenue In The West Loop

Initial plans have been revealed for a new mixed-use development at 1300 W Carroll Avenue in the West Loop. The site on the northwest corner with N Elizabeth Street was once home to the ADM flour mill which developer Sterling Bay recently demolished after acquiring it for $25 million in 2020. Working with designers SOM, the new design is an update from the conceptual placeholder we had seen previously as a part of the 1200 W Carroll development, and is nearby other major projects such as 400 N Elizabeth and the recently started 160 N Elizabeth.
