Permit In Hand, 32 Residential Units Are Coming To 4907 North Paulina Street

A residential development at 4907 North Paulina Street that came to light in February of this year received its new construction permit from the City of Chicago on August 27. Slated for construction is a four-story, 32-unit building from developer Hayes Properties and Dale Foster Architects. The permit, which was applied for in October of 2023, estimates construction costs at $3 million. Moments Notice Services has been hired to be the general contractor; their MNS banners hang on the construction fencing surrounding the property.

Chicago Tribune Freedom Center demolition

Bally’s Chicago Casino gets four demolition permits for Chicago Tribune Freedom Center

Four demolition permits were issued by the City of Chicago Monday for 651 West Chicago Avenue, or what used to be the Chicago Tribune Freedom Center. This is the second phase of demolitions making space for Bally’s Chicago Casino, after a single-story metal building at 700 West Erie was demolished earlier this month. Brandenburg Industrial Services is the demolition contractor for the casino project.

Construction begins at 1619 West Lawrence in Uptown

Construction is underway on a small, long-vacant lot at 1619 West Lawrence Avenue in Uptown. After receiving a permit to build on July 23, McNea and Sons Construction has blocked in the first floor of the soon-to-be three-floor building, set to hold two residential units atop ground-level retail space.

904 West Dakin Street construction permitted

New Construction permit issued for 904 West Dakin Street in Lake View

The City of Chicago has issued a new construction permit for a residential development at 904 West Dakin Street in Lake View. The new building replaces a frame multi-unit home addressed as 906 West Dakin. A demolition permit was issued for that property on February 1 of this year; it was torn down shortly thereafter

2654 North Greenview Avenue construction

Construction progressing on six units at 2654 North Greenview Avenue in Lincoln Park

General contractor Spec Development is making progress on a new residential building at 2654 North Greenview Avenue in Lincoln Park. The City of Chicago issued a new construction permit for the property on March 8 of this year, but the demolition permit wasn’t issued until April 12, so work appears to be moving rather quickly on the double-lot site. The work is being performed for a developer listed on the permit as an LLC in Buffalo Grove.

Demolition of 2034 North Racine Avenue opens the door for two new units in Lincoln Park

Demolition is nearly complete of a masonry multi-residence building at 2034 North Racine Avenue in Lincoln Park. That clears the way for developer Real View Design and Development to erect a two-unit residential project on the site. A pending permit with the City of Chicago, applied for on May 31, calls for a three-story structure with a basement and a detached two-car garage. Each dwelling unit will have a rear-facing terrace, while the garage will be topped by a roof deck.

Demolition Of Former Uncommon Ground Wrapping Up; 12 Residential Units Coming To Edgewater

Demolition is mostly complete of the former Uncommon Ground restaurant at 1401 West Devon Avenue in Edgewater. That clears the way for a 12-unit residential development to begin construction. According to Block Club, demolition got started a few weeks ago; all that remains to be cleared from the site is a little bit of rubble, and there are some foundation remnants to be dug out.

While two Lincoln Square buildings await demolition, a new construction permit has been issued by the City of Chicago for a residential development at 4529 North Western Avenue. The permit came through on August 20, and it allows the entity of Western Front LLC in Buffalo Grove to build an eight-unit development spanning two lots, 4529 and 4531, mid-block on Western Ave.

Fifth story being added to Adler & Sullivan’s 310 North Peoria

At 310 North Peoria Street in the Fulton Market District, a fifth story is being added to the former Wolf, Sayer, and Heller warehouse building. Designed by Adler & Sullivan, the building is being preserved and renovated as part of a mixed-use development that will include a hotel on the current Fulton Market Kitchen site at 311 North Sangamon. Renovations include adding a restaurant with outdoor dining space at street level, plus a lobby that will eventually connect to the future hotel.

Concrete core on the rise for Lakeview Landing

Foundation work is done, and the concrete core has started to rise, for the new affordable housing development at 835 West Addison Street in Lake View. Lakeview Landing is going to be a six-story, 37-unit building located just two blocks from Wrigley Field and the Addison Red Line platform.
