The first two single-family homes on the site of the former Ravenswood Presbyterian Church have begun construction. The only two residences approved to date, 4304 North Hermitage got permission on March 12, and 4302 North Hermitage came through on April 21. Each carries with it a reported cost of an even $1,000,000. The first permit waited in the Chicago Data Portal for 51 days from its application start date of January 20, while 4302 waited just 15 days for its permit.

Soil Sampling Rig Spotted At 14th Street Yard, Potential Site Of White Sox Baseball Stadium

Could be nothing, or it could be something, but a soil sampler was spotted last week at Amtrak’s 14th Street rail yard in the South Loop, a potential site for a new baseball park for the Chicago White Sox. Of course, it is definitely something, because whether or not it becomes a White Sox destination, there are still redevelopment possibilities here, and everyone will want to know what’s going on beneath the surface, and it’s important to cover all the bases.

Three-Flat Permitted For 858 North Marshfield Avenue In East Village

Three residential units have been permitted to replace an existing building at 858 North Marshfield Avenue in the East Village neighborhood. There is surely a pending permit to tear down the 1888-built residence, but demolition permits are no longer searchable in the Chicago Data Portal.

1010 South Wells Rises To Its 15th Floor In South Loop

Vertical progress by Brandts Build has reached the 15th floor on the residential tower at 1010 South Wells Street, the first building under construction for CMK Companies’ Riverline development in the South Loop. With the help of concrete contractor Goebel Forming, that’s 11 floors of concrete poured since we last dropped by the site in June, leaving six levels to go before they top out at 21 stories.

West Walnut Street three-flats permitted

Three-Flats Permitted For 3330, 3332 West Walnut Street In East Garfield Park

A pair of permits have been issued by the City of Chicago to erect three-flat residential buildings at 3330 and 3332 West Walnut Street in East Garfield Park. The permits each have application start dates of June 23, and both came through on August 10, a wait of 48 days in the data portal. Reported costs of $450,000 for each building are noted.

Topping Out Nears For Southbridge Residential Tower On Near South Side

Construction is nearing its ultimate height at 2305 South State Street for the Southbridge residential tower on the city’s Near South Side. Contractors McHugh Construction and McHugh Concrete are working on the penthouse level of the 12-story, 80-unit apartment building, just a matter of days before they top the structure out for developer McCaffery Interest.

Two of three new construction permits were issued by the City of Chicago on August 7 to erect a trio of three-flats on opposite sides of South Rockwell Street in Brighton Park. Permission for 4754 and 4759 South Rockwell came through with reported costs of $200,000 apiece, with a permit for 4756 South Rockwell still pending. All three show application start dates of April 29.

135 North Desplaines Street August 2026 construction update

Cores Topped Out At 135 North Desplaines Street In West Loop

The elevator and stairway cores are topped out at nine stories for the residential building at 135 West Desplaines Street in the West Loop. At the foot of those stacks of block, work has reached the second level, but has not progressed far since we last visited the site in early June. Concrete block is forming the south wall of the second floor, with additional pallets of materials on hand for further construction.

2850 West Adams Street construction permitted

Vacant East Garfield Park Lot On West Adams Street Permitted For Three Units

A permit issued to the address of 2850 West Adams Street in East Garfield Park allows for construction of a three-flat residential building. The entity of BMA Investments LLC 2850 W Adams applied to build on May 15, and permission was granted on July 7, a duration of 53 days. The permit includes a reported cost of $500,000.

168 North Clinton Street demolition update August 2026

Demolition Nears Completion At 168 North Clinton Street In West Loop

The demolition project we’ve been documenting of the vintage loft office building at 168 North Clinton Street is nearing its completion in the West Loop. After receiving permission to tear the structure down in January, the demo crew from Atlas Industries got to work in May, tearing down the building from the north façade inward, then working their way toward the front along Clinton Street.
