Foundation work is underway for a new residential development at 4309 North Lincoln Avenue in North Center. A small retail plaza on the site was torn down in the spring, but the back wall against the alley was retained. The demolition permit also called for keeping a “Flexi-Core” basement level intact. That level is difficult to discern from the sidewalk, but the rear wall was definitely left whole.

Mangan Builders is the developer and general contractor here, and they received permission to build on April 7. The permit, which was applied for in November 2023, included a reported cost of $2.85 million. The ground floor is to include commercial space and 28 storage spaces for bicycles, with the upper three levels will hold 12 dwelling units. The building is designed by Jonathan Splitt Architects.

The permit calls for six parking spaces, but does not explicitly state if they’ll be within the first floor or if they’ll be surface spaces. However, with the back wall saved from the original construction, there is no access to the property from the alley without breaking through that portion of the building. There will be commercial space on the ground floor, along with storage for up to 28 bicycles. A request for renderings, as well as information regarding rental vs condo and an opening date, has not yet received a response.

4309 North Lincoln Avenue lies about half a mile from the Montrose Brown Line L platform to the east. The Route 78 CTA bus, which stops less than two blocks north at Montrose and Lincoln Avenues, can be used to connect to that platform. Route 49 and X49 buses run north-south five blocks west along Western Avenue. The Ravenswood Metra station and its UP-N trains is one mile northeast on foot.

    Nice to see this progressing quickly. I know some have fond memories of the strip mall that was here, but it was mostly vacant and becoming an eyesore.

    Now, when are they going to move on the huge plot of land up the road next to the Western brown line?
