Two condominiums are under construction at 327 West Armitage Avenue in Lincoln Park’s Old Town neighborhood. Located virtually across the street from the Lincoln Park Zoo, exterior work on the building looks nearly complete, with brickwork all around and windows installed on all floors. Developed by Halcyon Development Group, the units are expected to deliver in the spring of 2025, according to property information from Porter Goldberg Residential.

A new construction permit was issued for 327 West Armitage Avenue on March 22 of this year. That permit allowed for the construction of a three-story building with a basement, with rear decks on the first a second floors, all topped by a deck on the roof. The two units, presumably one duplex-down and one duplex-up, will be allotted one parking space apiece, via a detached two-car garage at the rear of the property, which will also be topped by a roof deck. BM UK Enterprise is listed as the general contractor, working on a design by Hanna Architects. Construction costs were estimated to be a little over $920,000.

A demolition permit was issued February 6, 2024, naming DemoX as the demo contractor. Real estate sites show the previous building, erected in 1888, last sold in January for $800,000.

Residents of 327 West Armitage will find several CTA bus routes, including 22, 36, 37, and 73 within a one-block walk of home. Crossing Clark Street into the park will allow access to Routes 151 and 156 on Stockton Drive. The nearest elevated train is the Sedgwick Brown Line platform, a little more than half a mile south, just past North Avenue.

  2. I like the industrial reference in the windows. That building to the west is shockingly ugly…

  3. I liked this new construction until I saw it what it replaced. ARGH. As for that thing to the west, a coat of white paint did NOT help.

  4. Old building was barely standing. Look at the listing online. Funny how we blame builders for tearing down a building whose owners have neglected for decades.

  5. I like the new building, particularly the large industrial loft style windows.

    Shame the old building had to go, but it appears it was in sad shape and luckily there is a nice example of a very similar building just two buildings down.

  6. I like this builder, they have done similar buildings in the area. I am just so tired of the new brick/limestone/balcony buildings that all look exactly the same going up everywhere. They did a similar looking building on Armitage and Larrabee that looks great. This is a timeless look that stands out, and I agree on previous comment that the industrial loft style windows are cool.
