Renderings have been revealed for a proposed mixed-use development at 2907 W Irving Park Road in Irving Park. Planned for an existing vacant lot, the project site is a midblock parcel between N Francisco Avenue and N Richmond Street. Townes Glaser Development is the developer behind the proposal.
Structural work has reached the roof level for a six-story mixed-use building located at 1123 W Randolph Street in West Loop. The project is being developed by Interra Realty, who plans retail space on the first two floors and nine apartments on the third through sixth floors. The seventh level will house a rooftop enclosure and 740-square-foot deck available to residents. Previously, the site was occupied by a parking lot. While the project will only span 16,000 square feet, its height of 69 feet and Floor Area Ratio of roughly 5.0 reflects a recent westward shift in density along the Randolph Corridor.
Work has topped out for two six-story mixed-use buildings at 2310 S State Street and 2344 S State Street in Near South Side. These new structures mark the first phase of a larger development known as Southbridge, which is being developed by McCaffrey and The Community Builders. The current phase will house a mix of retail and 206 apartments, with both market-rate and affordable offerings available. Residents will also have access to various amenity spaces, including an exercise room, a community dining area, and a series of terraces.
Full construction permits have been issued for a four-story mixed-use building located at 2420 W Grand Avenue in the southwest corner of West Town. Planned by Comet Development, the new building will house retail at ground level and 28 residential units above. Other features include a rooftop deck, a parking garage with 29 spaces, and an additional 12 spaces outside. The project is set to replace a single-story masonry commercial garage, whose demolition permits were issued last month.
