Full construction permits have been issued for a four-story mixed-use building located at 2420 W Grand Avenue in the southwest corner of West Town. Planned by Comet Development, the new building will house retail at ground level and 28 residential units above. Other features include a rooftop deck, a parking garage with 29 spaces, and an additional 12 spaces outside. The project is set to replace a single-story masonry commercial garage, whose demolition permits were issued last month.
Bill Kokalias of Axios Architects is the listed architect of record. While no drawings or renderings have been publicly revealed, the filing description has mentioned a masonry design.
Nearby bus transit can be found for Routes 49, X49, and 65 at the bordering intersection of Grand & Western. The closest CTA L access for the Green Line, meanwhile, is located a 19-minute walk southwest to California station. An additional Green Line station at Damen & Lake will open in 2023, and is also located via a 19-minute walk from the site. Lastly, those looking to board the Metra will find the Western Ave station just two blocks south.
I & M Construction Inc. is the general contractor for the $6.25 million undertaking. A completion date has not been revealed.
