The Chicago City Council has approved the rezoning of a mixed-use development at 3914 N Lincoln Avenue in North Center. Located in an oddly shaped lot wedged between N Damen Avenue to the west and N Lincoln Avenue to the east, the project replaces an empty lot and various existing buildings, one of which was orange-rated. This week, YIMBY stopped by the former Pennsylvania Railroad terminal building at Fulton Market Distict’s 375 N Morgan Street, where a partial demolition has taken place. This wrecking work is set to clear the way for a new Guinness Brewery to be co-developed by Guinness and Fred Latsko. The adaptive re-use of the original structure will make way for a 10-barrel brewery and taproom, and will accommodate an Irish-themed restaurant component that sources local chefs.

Further details and initial floor plans have been revealed for the next phase of Lincoln Yards near Goose Island. Building upon the initial information we covered this past December, developer Sterling Bay brought forward another informational presentation to the Chicago Plan Commission as it does not need any further approval. Designed by local firms Hartshorne Plunkard Architecture and Gensler along with Hoerr Schauft and Site Design Group on the landscape team, the project is expected to be completed in 2025.

Further Details Revealed For United Yards Development In Back Of The Yards

Updated plans have been revealed for a mixed-use development along 47th Street in Back Of The Yards. The expanded design was recently reviewed by the Committee on Design and builds upon the original RFP submission for the area’s Invest South/West land. Located across five parcels centered on the corner with S Ashland Avenue, the project is being led by developers Celadon Partners and Blackwood Group, LLC with local firm DesignBridge serving as the architects.

Plans Unveiled For New Mega-Development In Woodlawn

To ring in the new year, plans for a new mega-development have been revealed for the parking lots surrounding the Apostolic Church of God in Woodlawn. Dubbed ‘Woodlawn Central’ the project would redevelop eight parcels of vacant land and parking lots into 1.25 million square feet of mixed-use space focused on benefiting the area. The large team includes the church, The University of Chicago, the Preservation of Affordable Housing, Citibank, AECOM as well as SOM and Gensler on the design side.
