Construction permits have been issued for a four-story mixed-use development at 4149 S Cottage Grove Avenue, near the eastern edge of Bronzeville. D.O.M. Properties is the filing owner, who plans 48 total units with two retail spaces at ground-level. Parking will be split into 27 interior parking spaces and 23 exterior spaces. The new project will replace a currently vacant grass lot.
Andrzej Kacprzynski of Pro-Plan Architects is the listed architect of record. No drawings or renderings have yet been published for the design, and it is currently unknown if the structure will be frame or masonry.
The property borders the corner of Cottage Grove & 42nd Street, with north and southbound bus stops for Route 4. Additional east and westbound stops can be found for Route 43 via a three-minute walk south to 43rd Street & Cottage Grove. Lastly, service for Route 39 is located at Pershing & Cottage Grove via a seven-minute walk north.
Those looking to access to the CTA L Green Line will find Indiana station via a 20-minute walk northwest. The Metra, meanwhile, is available via 47th St. (Kenwood) station, a 23-minute walk southeast.
Various outdoor spaces also line the vicinity, including Oakwood Beach and the Lakefront to the east, as well as Armstrong Park to the southwest.
D.O.M. Properties is also serving as the general contractor and masonry contractor for the $5.5 million construction. A completion timeline and anticipated opening date have not yet been revealed.
