Exterior Work Progresses for Morton Salt Adaptive Reuse in West Town

New walls, signage, and windows can be seen along the exterior of the former Morton Salt Factory in West Town, where developers R2 Companies, Blue Star Properties, and Skydeck have planned an adaptive re-use renovation. This revamped complex at 1357 N Elston Avenue will house a new entertainment venue inside the main shed, as well as supplementary R&D offices for Morton Salt in the old packaging buildings. Other changes include the removal of the east shed, a new one-story access corridor, and a new food stand within the former garage.

Permits were issued yesterday for a new three-story residential building at 815 N Hoyne Avenue in West Town. The lot is currently occupied by a two-story masonry residence which was issued a demolition permit on February 10th. The owner is listed as 815 Hoyne Company, and plans indicate that the scope of the project will include two dwelling units, a rear deck with stairs across floors, a basement level, a rooftop deck and trellis, and a detached two-vehicle garage with its own rooftop deck.

Construction Progresses for Inspire West Town at 1140 W Erie Street

Exterior work is advancing closer to completion for a new eight-story building at 1140 W Erie Street in West Town. Known as Inspire West Town, this mixed-use development by Bond Companies is set to yield both ground-level commercial space and 113 rental units. There will be an affordable component to this project, with six of the on-site residences qualifying as affordable, and an additional 17 units subsidized off site. Planned layouts will fall between one- and three-bedrooms, offering attached private balconies for select units.

City Council Approves TIF For Various City Parks

The Chicago City Council has approved the financing for multiple small-improvement projects of various Chicago Park District properties across the city. A majority of the funds will come from various Tax Increment Financing districts, which are often supported by fees from developers. Permits have officially been issued for the forthcoming residential development at 1545 W Thomas Street in Noble Square. YIMBY previously reported on this property when it was rezoned in December 2021. As confirmed by the issued permit this construction will be a three-story masonry build with three total dwelling units, each of which will be completely outfitted with both front and rear decks. There are plans for two units with three bedrooms, and one unit will contain four bedrooms. The building will have a finished basement and a rooftop deck as well as a three-car carport at the rear.
