City Council Approves TIF For Various City Parks

The Chicago City Council has approved the financing for multiple small-improvement projects of various Chicago Park District properties across the city. A majority of the funds will come from various Tax Increment Financing districts, which are often supported by fees from developers. Many city parks are dealing with aging facilities while handling the demand for open space over the last two years. New Permits Issued for 1545 W Thomas Street in Noble Square

Permits have officially been issued for the forthcoming residential development at 1545 W Thomas Street in Noble Square. YIMBY previously reported on this property when it was rezoned in December 2021. As confirmed by the issued permit this construction will be a three-story masonry build with three total dwelling units, each of which will be completely outfitted with both front and rear decks. There are plans for two units with three bedrooms, and one unit will contain four bedrooms. The building will have a finished basement and a rooftop deck as well as a three-car carport at the rear.

A Final Look at Fulton Labs’ 400 N Aberdeen in West Town

Exterior construction has completed for Trammell Crow Company’s 400 N Aberdeen, a new 16-story development by Trammell Crow Company, situated just north of the Fulton Market District in West Town. This mixed-use project serves as the second phase to the developer’s Fulton Labs campus, whose first installment was the 14-story “West End on Fulton” at 1375 W Fulton Market Street. This latest addition to the expanding campus is primarily made up of offices with built in lab spaces, meant to gear towards biotechnology and life science companies. Other programming includes ground-level retail, a large open lobby, a 175-car parking garage, and a suite of office amenities.

The permit owner is listed as The Alverna Group, LLC and plans indicate that the scope of the project will include three total units, a basement level, a rooftop deck with an enclosed staircase, and a detached three-car garage with its own rooftop deck.
