New Permit Issued for 1528 N Elk Grove Avenue in West Town

Permits were issued Tuesday for a new three-story residential building with a garage at 1528 N Elk Grove Avenue in West Town. The lot is currently occupied by a one-story single-family home. The owner is listed as The Volo Holdings LLC and plans indicate that the project will include two total units, a basement level, a rooftop deck with pergolas, front and rear decks, and a detached two-vehicle garage with its own rooftop deck. The property site is currently occupied by a frame residence.

John C Hanna is the architect of record. As of now, no drawings or renderings have been made public, however, it has been confirmed that this will involve a brick exterior.

Future residents will find bus service for Route 72 at the intersection of North Avenue & Wolcott, within a one-minute walk as the stop is situated just north of the site. The closest rail access is a five-minute walk east to the CTA Damen station where the Blue Line can be boarded. There are many shops and restaurants along N Milwaukee Avenue.

Diamond Partnership is the general contractor behind the reportedly $1.07 million construction. A timeline for construction has not been released and no demolition permits have yet been issued.

  1. A great benefit of this lot is that the adjacent property is a collection of townhomes with an open park that butts up again it. The western exposure will always have a nice open view. Not to mention a very convenient location. The downside is I have not seen anything decent come out of Hanna Architecture.
