Zoning Approved for 2510 W George Street in Avondale

A zoning ordinance was approved last month for 2510 W George Street in Avondale, allowing the planned four-story residential building to proceed. Planned by Thomas Plunkett, the project will include four total units, a rooftop deck, a stairway/elevator enclosure, and an attached four-car garage. Currently, the property is occupied by a vacant lot. The now-approved ordinance requested a reduction of the required rear setback from 30 feet to zero feet.

The Chicago Plan Commission has approved a residential development located at 5950 N Sheridan Road in Edgewater. Facing N Sheridan Road, the midblock lot is located between W Thorndale Avenue and W Glenlake Avenue. Edgewater Acquisitions LLC is the developer behind the proposal.

The filing owner Luxehome Renovations has planned three total units, a basement, a three-story rear porch with stairs, and a detached three-car garage with a rooftop deck. The pair of structures will replace an existing 1.5-story residential frame building with a masonry floor located below grade.

The owner EZMB Inc. has planned five total units, in addition to a rooftop deck with stair enclosure, a trellis, a basement, and a pair of detached two- and three-car garages, each with a rooftop deck. A zoning ordinance in 2018 re-designated the property from a RT-4 Residential Two-Flat, Townhouse and Multi-Unit District to a B2-2 Neighborhood Mixed-Use District.

The new structure will replace a single-story frame residence and a detached frame garage. An ordinance was passed last fall granting a property zoning change from RS-3 Residential Single-Unit to RM-4.5 Residential Multi-Unit District.
