The listed owner is 3219 N Elston LLC, with the permit’s filing description indicating three total units. Plans also consist of a rooftop deck and stair enclosure, as well as a rear deck along the first, second, and third floors. Parking will allow for a three-car garage with a separate rooftop deck on top. The new development and garage will replace a former single-story masonry residence and garage.

The Zoning Board of Appeals has approved variances for a mixed-use development at 3244 W Bryn Mawr Avenue in North Park. Located on a midblock site between N Spaulding Avenue and N Jersey Avenue, the project site fronts W Bryn Mawr Avenue and is currently occupied by a historical building. Grand Properties Acquisitions is the developer behind the proposal.

JL Development LLC is behind the project, who last year received zoning approval to reduce the rear and side setbacks. The new structure will replace a currently vacant lot and yield five residential units, a rooftop deck and stair enclosure, a basement, and five exterior parking spaces on a concrete parking pad.

Zoning Approved for 2510 W George Street in Avondale

A zoning ordinance was approved last month for 2510 W George Street in Avondale, allowing the planned four-story residential building to proceed. Planned by Thomas Plunkett, the project will include four total units, a rooftop deck, a stairway/elevator enclosure, and an attached four-car garage. Currently, the property is occupied by a vacant lot. The now-approved ordinance requested a reduction of the required rear setback from 30 feet to zero feet.
