A construction permit has been issued for a residential project at 3204 N Kostner Avenue in Kilbourn Park. The five-story building will have a basement, 30 dwelling units, and a 30-car garage on the ground floor. Other features will consist of a rooftop deck, rooftop stair enclosures, front and rear balconies from the second to the fifth floors, and an elevator penthouse. Currently, the site is occupied by a single-story masonry building and a parking lot.
Advent Properties, LLC owns the project. Hanna Architects, meanwhile, is responsible for the architectural design, though neither drawings nor renderings have surfaced.
For public transportation, closest bus service for Route 77 can be found at the adjacent intersection of Belmont & Kostner. Closest Metra service can be found at Grayland Station, a 14-minute walk North.
Archway Builders, Inc. is the general contractor for the project, with the construction cost reported at $2,000,000. An official completion date has yet to be announced.

This could be transformative to a neighborhood which has seen less investment than some of its neighbors. Hopefully this encourages more investment.
