Renovation Work Begins at 932 W Randolph Street in West Loop

Initial work has commenced for West Loop‘s 932 W Randolph Street, where L3 Capital is planning the renovation of an existing three-story masonry building, as well as a new three-story addition. YIMBY previously reported a zoning approval for the proposal, which included changing the property’s designation from C1-2 to DX-5. Programming will include retail space at ground level, with office space on the two floors above. The Commission on Chicago Landmarks also deemed that the project and its design would not have an adverse affect on the area’s historical context.

Renovation work is approaching completion for a two-story commercial building at 942 W Randolph Street, located in West Loop. The occupying owner, filed under Michael Bisbee in the project’s renovation permits, is planning to repurpose the former masonry warehouse to a large assembly restaurant, spanning over 14,000 square feet in total. The development will also host a street-facing outdoor patio on the second floor.

The proposal is located on a partial-block lot bound by E Congress Parkway, S Wabash Avenue, and E Harrison Street, and would replace an existing parking garage and parking lot. Eterra Plus LLC is in charge of the development.

The project is located at the intersection of N Milwaukee Avenue and W Cullom Avenue, on a corner lot. The nearest public transportation is the 56 CTA bus, accessed at the Milwaukee and Cullom stop, located directly across the street from the site. The Montrose CTA L station, serviced by the Blue Line, is a 15-minute walk from the property. Mega Group is in charge of the development under Finney Building LLC.

Comprised of three buildings, the development is located along S Morgan Street between W 32nd Place and W 33rd Place. There are multiple options for public transportation nearby. Both the 31 CTA bus route, accessed at the 31st and Morgan stop, as well as the 35 CTA bus route, accessed at the 35th and Morgan stop, can be reached within a five-minute walk. The 8 CTA bus route, accessed at the 33rd and Halsted stop, is a six-minute walk away.

The Permit Review Committee, a subcommittee of the Commission on Chicago Landmarks, has approved the adaptive reuse of the former Morton Salt Warehouse Complex. Located at 1357 N Elston Avenue in West Town, the former manufacturing complex is bound by the north branch of the Chicago river to the east, N Elston Avenue to the west, and W Blackhawk Street to the north. The nearest public transportation is the 70 CTA Route accessed at the Division and Elston bus stop, a five-minute walk from the property. The Division CTA L station on the Blue Line is a 13-minute walk away. Blue Star Properties is developing the project in collaboration with R2 Companies.

A new redevelopment at 839 W 79th Street in Auburn Gresham has been granted Tax Increment Financing (TIF). Led by the Greater Auburn Gresham Development Corporation (GAGDC), the project looks to redevelop an existing four-story structure and turn it into a mixed-use development that will serve the community. Located along W 79th Street, the building sits on an interior lot between S Green Street and S Peoria Street.
