A private developer who purchased a property at 2963 North Elston Avenue in Avondale last year received a permit this week to erect a new three-flat on the now-vacant lot. Permission was granted just short of a year after their September 19, 2025 application start date, coming through on 09/15/2026 with a reported cost of $750,000. John Berta of Barrington is named as the architect of record, and G.M.D. general Construction & Remodeling LLC is listed as the general contractor.

Six residential units have been permitted for a pair of lots in the 2900 block of North Elston Avenue in Avondale. After languishing in the Chicago Data Portal for 609 days, a permit for 2939 North Elston came through on July 2 with a reported cost of $2.6 million. Peegan Development Inc of Oaklawn is the developer and general contractor for the project.

A two-unit residential building has been approved to replace a 140-year-old single-family home in Avondale permitted for demolition back in May. A permit for 2942 North Gresham Avenue that hit the Chicago Data Portal on April 22 came through with a reported cost of $500,000 on June 16.

A three-story plus basement, three-unit building was permitted for construction at 3144 West Diversey Avenue, straddling the boundary of the Avondale and, to the south, the Logan Square Community Areas. The permit entered the Chicago Data Portal on January 20, and it was issued on May 22, a duration of 122 days. it includes a reported cost of $350,000.
