A demolition permit was approved yesterday to remove a two-story, multi-unit residential building, located at 3314 N Albany Avenue in the Logan Square neighborhood. The permit’s owner has been listed as 3314 Albany LLC.
Rezoning has been approved by the Chicago City Council for a new mixed-use development at 2913 W Belmont Avenue in Avondale. Replacing a single-story home, the lot is near the intersection of W Belmont Avenue and N Francisco Avenue and is being privately developed. The existing home is popular with neighbors with its deep setbacks creating the rare front yard in the city that frames the ivy-covered three-flat next door.
Developer Wilmot Construction, Inc has filed a zoning change application with the Committee on Zoning for a mixed-use development at 2841 W Belmont Avenue in Avondale. Wilmot is teaming up with Hanna Architects to bring the new five-story building to the ever-growing neighborhood. Bound by W Belmont Avenue to the north and an existing one-story auto repair shop to the west, its eastern neighbor would be a new five-story residential development called The Avondale also being developed by Wilmot.
Plans have been revealed for a proposed mixed-use development at 2913 W Belmont Avenue in Avondale. Currently occupied by a single-family home, the property is located midblock between N Richmond Street and N Francisco Avenue fronting W Belmont Avenue. James Noonan of Castle Masonry Incorporated is the developer behind the proposal.

The owner is listed under 2820 N Rockwell LLC, whose plans have not been revealed. The property’s zoning designation of RT-4 permits two-flats, townhomes, low-density apartment buildings, and single-family homes. RT-4 also permits a floor area ratio of 1.2, in which any new construction may have up to 1.2 times the square footage of the containing lot. It is not clear whether the owner will seek a zoning change.
