Demolition permits have been issued for a single-story masonry building at 8516 S Commercial Avenue in South Chicago. Forte Holdings LLC is the owner of the building, whose plans for the former car dealership have not yet been revealed. The lot is zoned for C2-2 Motor Vehicle Related Commercial District, which permits a wider range of business types than B1-designated districts, well as apartments above the ground floor. C2-2 also allows for a floor area ratio of 2.2, by which any new building may have up to 2.2 times more square footage than the containing lot.
The property lies within a minute walk from both the Commercial & 85th Street and Commercial & 86th Street intersections, each with stops for bus Routes 5, 26, 71, and 95. Additional bus service can be found for Route 87, a four-minute walk south to 87th Street & Commercial. Nearest rail access is located a seven-minute walk southeast to the Metra’s 87th Street station.
Any future development will also have access to the 10-acre Russell Square Park, located a nine-minute walk northeast of the property.
Mulroy Demolition & Excavation is the wrecking contractor for the structure. No additional permits have been filed or issued and a completion date is not yet known.
