Permits have been issued for a four-story mixed-use building at 2924 W Montrose Avenue, located in the Ravenswood Manor neighborhood. Filed under the owner 2910 W Montrose LLC, the project is set to yield 18 residential units, commercial space, and a parking garage with 31 spaces. This new construction will be replacing a former parking lot.
Mark Sullivan of SGW Architecture and Design is the listed architect of record. While no drawings or renderings have yet been posted, multiple masonry contractors may suggest a brick and/or stone design.
Situated at the corner of Montrose & Richmond, the property lies within a one-minute walk of Montrose & Francisco, with access to the Route 78 bus. Meanwhile, those wishing to board the CTA L Brown Line will find Francisco station via an eight-minute walk north.
Future residents will find the sprawling Horner Park within a four-minute walk east. This 54-acre space offers open grass areas, baseball/softball fields, a dog park, various sports courts, playgrounds, trails, and even a farmer’s market.
With a reported construction price tag of $7 million, Vivi Construction LLC is serving as the general contractor. A full completion timeline has not yet been announced.
