Final facade work is now underway for Nevele22, a seven-story mixed-use building rising at 1122 W Chicago Avenue near the eastern edge of West Town. Prior to construction, the site was occupied by three smaller buildings, a parking lot, and a vacant lot.
With its name playing on the word “eleven” backwards, the 97,000 square-foot project is being developed by Lipe Property Company. Programming will comprise of just over 6,000 square feet of ground-level retail with 16-foot ceilings, as well as 97 apartment units. These units will range in size from studios up through three-bedrooms, with private outdoor space in select units. A portion of the units will also be affordable under the Affordable Requirements Ordinance program.
Apartment sizes scale from 460 to 681 square feet for a studio, 499 to 751 square feet for a one-bedroom, 760 to 976 square feet for a two-bedroom, and 1,159 to 1,383 square feet for a three-bedroom. Meanwhile, market-rate prices for available listings begin at $1,690 for a studio, $1,850 for a one-bedroom, $2,550 for a two-bedroom, and $3,915 for a three-bedroom.
The apartment residences comprise of a swath of features, such as solar shade roller blinds, full-sized LG washer and dryers, and wide plank flooring with COREtec sound dampening technology. Kitchens, meanwhile, will offer Palamino finishes with Kodiak contrasting trim, fixtures by American Standard and Grohe Concetto, and appliance packages with brands such as Fisher Paykel and GE Profile. Baths will also come with Grohe fixtures, while also including floating vanities, large format porcelain tiles, and separated baths and showers.
Residents will also find various amenity spaces throughout the building, such as a large open lobby, a second-floor sun deck, a dog run, and fitness room. On the eighth level will also be a spacious rooftop terrace with lounge areas, shaded pergolas, fire pits, and grilling stations.
The nearly complete edifice has been designed by the Chicago-based Pappageorge Haymes. The massing itself involves a triangular footprint to conform to the irregular lot shape, and will be enveloped in a mix of glass, metal, and fiber cement board paneling of various colors.
Situated at the three-point intersection of Chicago, Milwaukee, and Ogden, Nevele22 will provide residents with adjacent access to bus Routes 56 and 66, as well as the CTA L Blue Line’s Chicago station. Just east at Halsted & Chicago are additional bus stops for Route 8.
Global Builders Inc. is serving as general contractor. As of now, the marketing website has indicated first move-ins to begin October 1st.
