Demolition permits have been issued for a single-story masonry building at 8516 S Commercial Avenue in South Chicago. Forte Holdings LLC is the owner of the building, whose plans for the former car dealership have not yet been revealed. The lot is zoned for C2-2 Motor Vehicle Related Commercial District, which permits a wider range of business types than B1-designated districts, well as apartments above the ground floor. C2-2 also allows for a floor area ratio of 2.2, by which any new building may have up to 2.2 times more square footage than the containing lot.
Demolition permits have been issued for 2424 W Grand Avenue, a single-story masonry commercial garage, located on an irregular-shaped parcel near the southwest corner of West Town.
Demolition permits have been issued for a two-story masonry mixed-use building, located at Avondale‘s 3407 W Belmont Avenue. So Holdings LLC is the listed owner, whose plans for the site are not yet known. However, the lot is currently zoned for C1-1 Neighborhood Commercial District, which allows for retail storefronts and apartments on the above floors. C1-1 allows for a maximum height of 38 feet and a floor area ratio (FAR) of 1.2. A FAR of 1.2 permits any new development to have up to 20 percent more square footage than the area of the lot itself.
Permits have been issued for a single-story commercial building located at 4437 W Armitage Avenue in Hermosa. Tom Sdralis is the listed owner, whose is planning both a tavern and liquor store within the same structure. Located at the corner of Armitage & Kenneth, the new development will replace an auto repair shop and an adjacent empty lot. An ordinance was passed by the Committee on Zoning, Landmarks and Building Standards in September 2020 allowing for work to proceed under the C1-1 Neighborhood Commercial District designation.
