A renovation permit issued by the City of Chicago on March 17 authorized the renovation of a residential building at 2920-22 West Palmer Street in the Palmer Square neighborhood. One Additional Dwelling Unit is also permitted for the building, which held seven residences before the update, bringing its new total to eight. Studio Oakley is the developer of the project. Real estate records show they purchased the building, built in 1928, late last year for $1.532 million; the permit shows a reported construction cost of $880,000 for the renovation and ADU.

Construction is underway at 1257 North Ashland Avenue in Wicker Park, where Noah Properties is replacing three former Mike’s Furniture buildings with a new residential development. They received a construction permit from the City of Chicago on February 7 with a reported build cost of $5.4 million. Buildmax is doing the general contracting work.

A renovation permit has been issued for the residential building at 2114 West Augusta Boulevard in Ukrainian Village, allowing for the construction of a new addition onto the rear of the existing three-story structure. Volo Holdings is the owner of the property, and their permit came through on March 24. Hanna Architects designed the new plans for them, which will also include rehabbing the 1908-built residence.

A previous home on the site was demolished last year, though there remains some foundation work to dig up. Song Development & Management is both the developer and the general contractor for the project, with a reported construction cost of $600,000.

The first of three adjacent buildings to be razed for a new residential development just beyond the right field wall at Wrigley Field is nearing completion. The building at 3631 North Sheffield Avenue in Wrigleyville has been reduced to a tiny portion of the north façade and the front stairs to the entryway. To its left and right, two more buildings will soon meet the same fate, as all three come down for a residential development on the site.

Site prep and digging of the foundation have begun for a three-and-a-half-story plus basement, three-unit building at 1406 West Cuyler Avenue in Graceland West. A permit was issued for the property back on January 10, and last week, an excavator was delivered to the site in anticipation of work getting started. And now, general contractor Skal Construction & Development of Elk Grove Village has gotten to work.

A permit was issued by the City of Chicago allowing for the construction of a three-story plus basement, four-unit building at 6416 North Francisco Avenue in West Ridge. Developer Amazing City LLC of Lake Zurich got the permit on March 24 after filing the application on May 22, 2024. They are listed as their own general contractor, at a reported cost of $1.538 million.

With caisson work having wrapped up already, crews have now begun construction at grade for the residential development at 629 West Lake Street in the West Loop. The permit to begin work, caissons and all, was issued to developer Fulton Market Suites LLC on December 9 of last year. Demolition of the site’s existing single-story restaurant building didn’t get started until January, but once it began, things moved along quickly, bringing us to the progress we saw last week.

Second Permit Means 2355 West Flournoy Can Get Started Next To 2351 In Tri-Taylor

The second of two construction permits has been issued by the City of Chicago for a pair of four-story, eight-unit residential buildings in the Tri-Taylor neighborhood. The first permit, addressed as 2351 West Flournoy Street, was permitted for construction on January 13. The later one, for 2355 West Flournoy Street, came through on March 19. Both permit applications show filing dates of December 21, 2022, with a reported cost just under $2 million.

Issued on March 17, the permit allows A-Z Remodeling, Inc to get started on the two-story plus basement, two-unit building designed by Pro-Plan Architects. The application to build was filed on February 11; the permit shows a reported construction cost of $300,000.
