Demolition permits have been issued for a single-story masonry commercial garage located at 3600 W Cortland Street in Logan Square. Lukasz Koziol is the filing owner, whose plans for the site have not yet been disclosed. However, the property is currently zoned for B3-1, which allows for shopping centers, large stores, and retail storefronts, as well as apartments above the ground floor. B3-1 also permits a floor area ratio of 1.2, whereby any new building may have up to 1.2 times the square footage of that of the lot itself. Additionally, the maximum building height under this designation is 38 feet.

Dual demolition permits have been issued for two adjacent multi-unit buildings located at 2454-56 W Ainslie Street in Lincoln Square. Both permits list Eamon Gibbons as the owner, whose plans for the properties have not yet been published. However, both parcels are zoned for RS-3 Residential Single-Unit District, which allows for detached single family homes and two-flats. This designation also allows for a floor area ratio of 0.9, by which any new building’s square footage may not exceed 90 percent that of the lot itself.

John Buck Company and Free Market Ventures are co-planning the project, which will include 12,000 square feet of ground-level retail, 200 apartments, and resident amenity spaces including a rooftop deck.

Demolition permits have been issued for a single-story masonry commercial building located at 1701 E 75th Street in South Shore. Owned by M&M Realty, the former car wash has been unoccupied since 2016. It is unclear what the agency plans to have replace the structure, though the lot is zoned for C1-2 Neighborhood Commercial District, which allows for a wide array of retail types, with apartments permitted above. The designation also allows for a floor area ratio of 2.2, whereby any new construction may have the square footage of up to 2.2 times of the lot itself.

Interior demolition and cladding removal is nearly complete for 932 W Randolph Street in the West Loop. L3 Capital is re-skinning an existing three-story commercial building, along with constructing a new three-story addition.

Demolition Complete for 166 N Aberdeen Street in West Loop

Demolition is now complete at 166 N Aberdeen Street in West Loop, clearing the way for a new 20-story mixed-use tower by MCZ Development. Standing 241 feet to its pinnacle, the building will house a collection of retail, dining, and offices on the lower floors, with 236 apartments housed above. The project serves as the second and taller phase of a two-part plan, with the first building at 171 N Aberdeen Street completed in 2018.

Demolition permits have been issued for a three-story masonry building located at 2038 W 18th Street in Lower West Side‘s Heart of Chicago. While it is unclear what the owner PKD Pilsen Enterprises plans to have replace the mixed-use structure, the site’s zoning designation of C1-2 Neighborhood Commercial District would allow for retail at ground level with apartments above. C1-2 also permits a floor area ratio of 2.2, by which any new construction could have the square footage up to 2.2 times that of the site itself.

Demolition permits have been issued for a single-story warehouse/office building and an accompanying single-story guard shack, located at 1241 W Division Street in West Town. Lying just across the river from Goose Island, the masonry and frame structures form part of a larger property that is zoned for PMD-2 (Planned Manufacturing District). The owner Peoples Gas has in turn constructed new business facilities on a separate section of this 15-acre plot.
