Demolition Complete for West Loop’s 1020 W Randolph Street

Demolition has wrapped up for a former single-story bank, clearing the way for a new five-story mixed-use building at Fulton Market‘s 1020 W Randolph Street. L3 Capital is the developer of the West Loop project, whose new edifice will house ground-level retail space and 22,000 square feet of offices on the upper four floors. Programming will also offer tenants a sixth-floor amenity penthouse and a nearly 2,000-square-foot terrace with skyline views.

Demolition Complete for Uptown’s 4601 N Broadway

Since YIMBY’s last update, demolition has fully wrapped up at the site of a planned nine-story building planned by John Buck Company and Free Market Ventures in Uptown. Located at 4601 N Broadway Street, the mixed-use building is set to house 12,000 square feet of ground-level retail, with 200 apartments on the upper floors. Located at the corner of Broadway and Wilson, the site was previously occupied by a one-story masonry commercial building.

Demolition Permits Issued for 2033 N Albany Avenue in Palmer Square

Demolition permits have been issued for a three-story residential building located at Palmer Square‘s 2033 N Albany Avenue. The structure is set back from the street, and owned by MK Builders & Construction. While the owner’s plans have not yet been published, the property is zoned under RS-3, which allows for single family residences and two-flats. RS-3 also permits a floor area ratio of 0.9, whereby any new building may have up to 90 percent of the square footage of the containing lot. As of now, it is unknown if the owner will seek a zoning change for allow for more density.
