A demolition permit issued January 14 for a single-family residence at 2847 North Damen Avenue in North Center paves the way for a three-unit building to take its place. The home, which real estate records indicate was built in the late 1890s, hasn’t sold since being purchased in 2014 for $500,000. It appears those buyers, under the entity of 2847 N Damen LLC, are the ones looking to triple the density of the site.

A pending new construction permit in the Chicago Data Portal calls for a three-story home with a basement and three dwelling units. Outdoor spaces include a rooftop deck, a first-floor terrace at the front of the building, and porches for the other levels. A three-space carport is also included, rather than a garage, but the permit indicates it too will have a roof deck.

DemoX is named in the demolition permit as the demo contractor, at an estimated cost of $14,000. Since the new construction permit is still pending, the cost of building the new units isn’t known yet.

It’s entirely possible that it is an 1890s workers cottage buried under multiple renovations over the decades.
