A demolition permit has been issued for the residential building at 3837 North Clark Street in the Wrigleyville neighborhood. The permit was issued on January 24 to developer Mangan Builders. Precision Excavation is named as the demolition contractor, at an estimated cost of $30,000.
This is a bit of an unusual demolition. Mangan Builders erected a five-story, nine-unit building at 3839 North Clark Street after receiving a new construction permit in January 2020. That building is complete, and on October 18 of last year, they received a renovation/alteration permit to erect a four-story with basement, six-unit addition to it. The original structure is bound to the north by a cemetery; there is no room for expansion northward. So knocking down 3837 and building there seemed to be the plan. And now that’s confirmed with the permission to tear it down.
Property records show 3837 was built in the late 1890s or early 1900s. Its most recent sale was back in May of 2019, for $682,500. The cost of the new addition is estimated in the permit as $1.2 million.
