Trio Of Demolition Permits Signals The Beginning Of Six-Unit Building In Wicker Park

Three demolition permits have been issued by the City of Chicago for buildings on North Elk Grove Avenue in the Wicker Park neighborhood. The sites are being cleared by developer Volo Holdings so they can construct a new three-story with basement, six-unit residential property permitted for construction in November.

The properties include two residential buildings, at 1410 and 1412 North Elk Grove, and a low-slung garage at 1408. Real estate records show the three sold collectively for $1.8 million last year. 1412 was a three-story, nine-unit building, and the three-story building at 1410 contained two units, according to listing information on Redfin, which also indicates they were built in the late 1880s. Volo bought the properties from a land trust in August. Demo permits for the pair of residential buildings were issued on January 17; the garage demo was permitted on January 27.

As of January 28, the properties had all been surrounded by demolition fencing, but work had not yet begun. DemoX is named in the permits as the demo contractor, at a cost of $14,000 for each building. Though that price may reflect the total teardown cost, divided by three, as both 1410 and 1412 are much likely more costly to raze than the garage at 1408.

Volo Holdings has been busy on this stretch of the street, having recently completed condominium developments one block north at 1520 and 1528 North Elk Grove.

  2. Taxable Value and income goes up. Correct Math!!!!

    • That’s landlord/developer math for sure. 6 new units minus 11 existing units = a net loss of 5 units for Wicker Park. That’s real math.

      • To be fair, there are 40 units over on Ashland replacing the handful that were in the buildings at Mike’s. Those can be part of the equation.

  3. Makes me sick to see these beautiful old historic buildings torn down for “modern” crap that has no soul.

    • Lesser product for a premium price! I’m curious how many faces of the building will be cinder-blocked in and how many 90 degree angles there’ll be….
