Demolition permits have been issued for a two-story frame residential building and a detached masonry garage, located at 3712 N Marshfield Avenue in Lake View. The permit’s owner has been filed under the name Westford Development LLC. As of now the property is zoned for RS-3 Residential Single-Unit District, which permits both single-family homes and two-flats. RS-3 also allows for a floor area ratio (FAR) of 0.9, whereby any new development may hold up to 90 percent of the square footage of the containing lot. As of now, no plans appear to have been submitted to upgrade this zoning designation.
Closest bus service can be found at the intersection of Ashland & Grace, a three-minute walk northeast. Meanwhile, multiple stops for Route 152 are available along Addison Street within a five-minute walk south. Those looking to board the CTA L will find the nearest Brown Line access at Addison station via an eight-minute walk southwest. For those looking to board the Red Line, Addison station is accessible via a 20-minute walk east.
Green space is tucked away within a minute’s walk north at the small park known as Merryman Park. A corridor of shops and restaurants is also within close walking distance.
Taylor Excavating & Construction is serving as the demolition contractor for both structures. No other permits have been issued or filed, and a timetable for any replacing development is not yet known.
