Demolition permits have been issued for a two-story masonry mixed-use building, located at Avondale‘s 3407 W Belmont Avenue. So Holdings LLC is the listed owner, whose plans for the site are not yet known. However, the lot is currently zoned for C1-1 Neighborhood Commercial District, which allows for retail storefronts and apartments on the above floors. C1-1 allows for a maximum height of 38 feet and a floor area ratio (FAR) of 1.2. A FAR of 1.2 permits any new development to have up to 20 percent more square footage than the area of the lot itself.
A zoning ordinance was approved last month for 2510 W George Street in Avondale, allowing the planned four-story residential building to proceed. Planned by Thomas Plunkett, the project will include four total units, a rooftop deck, a stairway/elevator enclosure, and an attached four-car garage. Currently, the property is occupied by a vacant lot. The now-approved ordinance requested a reduction of the required rear setback from 30 feet to zero feet.

The filing shows the owner as SCH Construction, LLC, who is planning commercial space on the ground floor and 18 apartments above. Until 2013 the empty lot was occupied by a two-story masonry building, which has since been demolished.
Zoning has been approved for a mixed-use development located at 2901 N Milwaukee Avenue in Avondale. Located at the intersection of N Milwaukee Avenue and N Allen Avenue, the corner lot is currently occupied by a vacant masonry building. Tri Homes Today is the developer behind the project.
