Zoning Approved For Mixed-Use Development At 629 W Lake Street In West Loop Gate

Zoning variances have been approved for the mixed-use development at 629 W Lake Street in West Loop Gate. Located on the southeast corner with N Des Plaines Street in the interstitial neighborhood which is seeing a growth in demand for new residential options, it will replace the beloved casual Fast Track restaurant and its parking lot. The development team at the locally-operated Rogers Park Holdings LLC have partnered with Axios Architects and Consultants on its design.

New Permits Issued for 2733 W Maypole Avenue in East Garfield Park

A permit was approved earlier this week for a second new three-story residential building at 2733 W Maypole Avenue in the East Garfield Park neighborhood. This is a sister build to a twin project from the same team which will be located at 2727 W Maypole Avenue. The owner is listed as Darlena W Burnett, and the current plans indicate this project will yield six total dwelling units. The front of the building will be outfitted with balconies. The project will be fenced and feature a seven-vehicle parking pad at the rear. The lot is currently vacant.

A permit was approved on Monday for a new three-story residential building at 2727 W Maypole Avenue in the East Garfield Park neighborhood. The owner is listed as Darlena W Burnett, and the current plans indicate this project will yield six total dwelling units. The front of the building will be outfitted with balconies. The project will be fenced and feature a seven-vehicle parking pad at the rear. The lot is currently vacant. Axios Architects & Consultants is listed as the architect of record. Current renderings have not been made public.

Structural Pieces Spotted at 812 W Adams Street in West Loop

With much of the foundation work now in place, steel beams have been spotted at 812 W Adams Street in West Loop, the site of a new seven-story mixed-use development by Luxe Suites Chicago. The project will include 80 for-rent apartments and 4,200 square feet of retail, which will replace three low-rise buildings on the southernmost part of the block.

New Permits Issued for 1629 N Burling Street in Lincoln Park

Permits were issued on Monday for the construction of a new four-story residential construction located at 1629 N Burling Street in the Lincoln Park neighborhood. The permit’s owners have been listed as 1629 N Burling LLC and plans indicate there will be three total units spread across the first through fourth floors. There will be a three-vehicle masonry garage as well as a masonry trash enclosure.

New Permits Issued for Condos Planned for 3035 N Sheffield Avenue in Lake View

Initial permits have been issued for 3035 N Sheffield Avenue in Lake View where a condominium development is planned. The permit lists North South Ventures LLC as the owners. The property site is situated north of W Wellington Avenue and is currently occupied by a single-family home.

Developer Luxe Suites Chicago LLC has planned for a mixed-use scheme with 80 rental units and 4,200 square feet of retail. The project will replace a trio of low-rise buildings along the southernmost segment of the block.

A small-scale condominium development is planned for Lake View. The project has been proposed by Property People LLC and will be located at 3035 N Sheffield Avenue, just north of W Wellington Avenue and the Wellington station for the CTA Brown Line. A single-family home currently occupies the lot.

This past week, plans were disclosed for a new eight-story mixed-use building proposed for 629 W Lake Street in West Loop Gate. The project will be located at the corner of Lake & Desplaines, and will replace the Fast Track restaurant that currently occupies the site. Based on information provided by the office of Alderman Reilly, the developer behind the proposal has not yet been mentioned.
