Fast Track gets a demolition permit; 49 apartments on deck for 629 West Lake Street

A demolition permit was issued August 1 for the former Fast Track restaurant at 629 West Lake Street in the West Loop. That should clear the way to realize the pending permit for an eight-story, 49-unit apartment building designed by Axios Architects.

The still-pending new construction permit was applied for in January of 2023. As we’ve previously reported, the planned development is expected to include 2,000 square feet of ground-floor retail space, a storage room for parking 49 bicycles, and a single penthouse unit sharing the top level with an amenity deck. All units except that one penthouse apartment will feature west-facing balconies.

The demo permit names Precision Excavation as the demolition contractor. The site owner is listed as Fulton Market Suites LLC; that’s a different entity than the one used for earlier information regarding this project, which had been identified as Rogers Park Holdings.

A loading dock and two parking spaces will be located on the first floor, with access from the alley off Desplaines Street. With the residential entrance located in the center of the structure facing west, the building will likely have a Desplaines address; 177 North Desplaines has been used for this same project.

This Transit Oriented Development lies within two blocks of the Clinton Green/Pink Line platform at Lake and Clinton. Two blocks south of that is an entrance to the Ogilvie Transportation Center, with access to UP-N, UP-NW, and UP-W Metra trains. There are two Divvy racks within two blocks of 629 West Lake Street, as well as bus stops for Route 56 to the north, east, and across the street to the west.

  1. 49 units, two parking spaces. Would love to see a lot more projects like this on smaller lots near L stops around the city.

  2. I’ve passed by Fast Track what feels like a million times and wished it were anything but a closed odd looking restaurant taking up a corner so close to the city center. Absolutely delighted this is what my take its place. The only sad part would be the loss of the cool Bulls mural.
