The City of Chicago has issued a new construction permit for a residential development at 904 West Dakin Street in Lake View. The new building replaces a frame multi-unit home addressed as 906 West Dakin. A demolition permit was issued for that property on February 1 of this year; it was torn down shortly thereafter.
The new building is a design by Axios Architects; developer and general contractor roles are both being filled by Kiferbaum Development Group. The permit calls for a four-story structure containing 12 dwelling units. Only four parking spaces are included, and they’ll be kept outside; there is no garage. The estimated cost of the build is just under $2.5 million, according to the permit.
Real estate records show the previous property was built in 1888, and last sold in October of 2022 for $800,000. Land Enterprises was listed on the demo permit as the demolition contractor.
Residents of 904 West Dakin Street will have just a one-block walk to reach the Sheridan Red Line platform. Bus service via Routes 36, 80, and 151 is available within a two-block walk.
