Foundation permits have been issued for a four-story mixed-use building located at 2317 N Clark Street in Lincoln Park. Developed by 2300 Clark Development LLC, the building will stand 50 feet tall with 2,350 square feet of retail space at ground level and 35 residences above on floors two through four. These units will range in size from one- to three-bedrooms, averaging 780 square feet. Additional features will include a common rooftop deck area, as well as private terraces and balconies for occupants.

Permits Issued for 1453 W Grand Avenue in West Town

Construction permits have been issued for a four-story residential building at 1453 W Grand Avenue in West Town. The owner EZMB Inc. has planned five total units, in addition to a rooftop deck with stair enclosure, a trellis, a basement, and a pair of detached two- and three-car garages, each with a rooftop deck. A zoning ordinance in 2018 re-designated the property from a RT-4 Residential Two-Flat, Townhouse and Multi-Unit District to a B2-2 Neighborhood Mixed-Use District.

Permits Issued for 2518 W Diversey Avenue in Avondale

Construction permits have been issued for a four-story residential building located at 2518 W Diversey Avenue in Avondale. Planned by Alverna Development, the new construction will house eight rental units. For parking, the structure will house four spaces in its basement and an additional four in two detached garages in the rear.

Foundation Permits Issued for 2212 W Lawrence Avenue in Lincoln Square

Foundation permits have been issued for a five-story residential building located at 2212 W Lawrence Avenue in Lincoln Square. The owner, filed under Deanna Zivkovic, plans to incorporate 10 total units, as well as four surface exterior parking spaces. The new development will replace a currently vacant lot. Earlier plans were made back in 2013 to build a four-story, 23-unit, mixed-use building, though these plans appear to have been abandoned. In the process of this planning however, a zoning ordinance was passed to convert the property from Bl-1 Neighborhood Shopping District to B2-3 Neighborhood Mixed-Use District. It is unclear however if the new building will occupy the same footprint, given its smaller scope.

Construction Permits Issued for 218 W 24th Street in Chinatown

Full construction permits have been issued for a new three-story residential building located at 218 W 24th Street in Chinatown. Owned and under development by Victor Kuo of Kuo Construction Inc, the planned structure will house three total residences, a basement for tenant storage, and three on-grade parking spaces. Chicago YIMBY reported on this project last December, when demolition permits were issued for the previously occupying frame residential building.

Construction permits have been issued for a new three-story residential building located at 1542 W Wrightwood Avenue in Lincoln Park. The owner Joey Halperin plans to incorporate two units, as well as a basement, a rooftop deck and enclosure, a three-story rear metal porch, and a two-car garage.

The development is filed under O’Neill Development Group, and is set to house four total units, along with four rear decks, a private roof deck, two penthouse enclosures, and a detached frame garage for five cars. The new structure will replace a previously occupying two-story masonry building.

Filed under 1512 Ohio LLC, the development will contain three total units, as well as a fourth-floor front deck, a four-story rear porch, and a detached three-car garage. The new structure will replace a single-story frame residence and a detached frame garage. An ordinance was passed last fall granting a property zoning change from RS-3 Residential Single-Unit to RM-4.5 Residential Multi-Unit District.

Owned by APA 2020 Inc, the building will contain three total units, and come with a basement with a three-car garage, a rooftop deck, a rooftop stair enclosure, an elevator, a front balcony, and a rear porch spanning all floors. The new project will replace an existing three-story masonry residence with a basement.
