Close to topping out is a 22-story residential building at 513 S Damen Avenue in the Illinois Medical District (IMD). This 242-foot-tall edifice developed by Marquette Companies will yield 279 rental apartment units and 1,000 square feet of retail on the ground floor.
Demolition permits have now been issued for a three-story building at 140 N Ashland Avenue in Near West Side, where developer Marquette Companies has planned a 12-story mixed-use building. The to-be-demolished edifice formerly housed the Women’s Treatment Center, which has since relocated as part of a downsizing. Its replacement will integrate with an adjacent 1920s-era brick and limestone building, offering 210 apartments in total.
Quickly rising in the Illinois Medical District is the 22-story mixed-use high rise at 513 S Damen Avenue. These dwellings will be laid out as studios, junior one-bedrooms, one-bedrooms, and two-bedrooms.
The Chicago City Council has approved the redevelopment and land-use agreement for The Covent Hotel mixed-use renovation at 2653 N Clark Street in Lincoln Park. Located on the corner with W Drummond Place just a few blocks from the lake, the proposal would reconvert the Single Room Occupancy (SRO) property into affordable studios led by the National Historic Preservation (NHP) Foundation. The approval would also allow for city funds to be distributed to NHP to fulfill the conversion that has been in the works since 2019.
Final touches remain for the 26-story Parq Fulton tower, having topped out last summer at a height of 282 feet. Marquette Companies is the developer behind this mixed-use West Loop project, which integrates 10,000 square feet of retail and 278 rental apartments. With its address at 1400 W Randolph Street, the nearly complete structure replaces a low-rise commercial building and a parking lot.
