Parq Fulton Wraps Up at 1400 W Randolph Street in West Loop

Final touches remain for the 26-story Parq Fulton tower, having topped out last summer at a height of 282 feet. Marquette Companies is the developer behind this mixed-use West Loop project, which integrates 10,000 square feet of retail and 278 rental apartments. With its address at 1400 W Randolph Street, the nearly complete structure replaces a low-rise commercial building and a parking lot.

Chicago-based Brininstool + Lynch is the project architect. The massing resembles two fused towers atop a single podium. The building’s exterior, meanwhile, is made up of a dark aluminum and glass facade. This outer glazing is punctuated by columns of recessed private balconies.

Each residence comes with floor-to-ceiling windows, white quartz countertops, wood plank flooring, soft-close cabinetry, under-cabinet lighting, black roller-shades, and custom built-in closets. Within each of the kitchens will be stainless steel appliances and a french door refrigerator. Baths come with walk-in glass showers. The aforementioned private balconies come with all residences except for the studios.

Amenities will offer residents a fully-equipped gym, a high-ceiling resident lounge with an entertainment component, a meditation room with its own attached terrace, a dog park, and a co-working space. Plans also include a rooftop pool deck with cabanas, grilling stations, and a courtyard.

Parking will provide 108 parking spaces and a bike room with 225 slots. There is also CTA L access nearby for the Green and Pink Lines, with service at Ashland Station via a five-minute walk west. Also close is bus service for Routes 9 and X9, each of which are located adjacent to Ashland station at Ashland & Lake. Route 20 is located an eight-minute walk south to Madison & Loomis.

Power Construction has served as the general contractor. At $112 million in reported construction costs, Parq Fulton is expected to open next month.
