The residential complex known as Elm 551 is nearing exterior completion at 551 W Elm Street in Near North Side. Developed by Holsten Real Estate, the project comprises of a seven-story residential building, as well as a pair of three-story townhome buildings. The mixed-income development will house 102 units and is part of a larger redevelopment scheme known as Parkside of Old Town.
Construction permits have been issued for three four-story buildings to be built on a narrow plot between 711 and 749 W Schiller Avenue, located in Near North Side. The owner, filed under Schiller Place LP, plans 16 apartments and nine outdoor parking spaces for each structure. A recent zoning ordinance also shows that 50 percent of the units will qualify under Chicago Housing Authority rental assistance, 20 percent for affordable housing, and an additional 10 percent qualifying for Section 811. The remaining units will be market rate.
Exterior cladding is climbing the final floors of Onni Group‘s Old Town Park Phase Three, located at 228 W Hill Street in Near North Side. With a pinnacle of 447 feet, the mixed-use tower ranks as the 20th tallest recent development in Chicago.
Taking the 25th spot in our countdown of Chicago’s tallest developments, an updated proposal for a 29-story mixed-use tower at 1130 N State Street in the Near North Side awaits approval. The property is located on a corner lot at the intersection of N State Street and W Elm Street, and would replace the existing shuttered Barnes & Noble store. The Clark/Division CTA L station, serviced by the Red Line, can be accessed within a four-minute walk. The 36 CTA bus route can be accessed on the corner of the site at the State and Elm stop. Newcastle Limited is in charge of the project.
Demolition permits have been issued for a three-story masonry building at 16 W Erie Street, located in Near North Side. The multi-unit residential structure is currently owned by KKDD LLC, who has not yet revealed plans for its replacement.
