Construction has broken ground on Schiller Place Apartments in the Near North Side. The three-building residential complex will span a narrow site between N Halsted Street and N Ogden Avenue, and will be addressed at 711 W Schiller Street, 731 W Schiller Street, and 749 W Schiller Street. Evergreen Real Estate Group and Structured Development are the developers behind the project.
Designed by Bailey Edward Architecture, the complex will feature three identical four-story buildings, each holding 16 residential units. The unit mix will include eight one-bedroom residences and eight two-bedroom homes in each building. Eight residences of the whole lot will be market-rate units, while the remaining 40 apartments will be designated as affordable units.
Exterior finishes on the structures will include brick, cast stone trim, fiber cement board, and solid vinyl windows. Apartments will feature a dishwasher as well as an in-unit stackable washer/dryer. Each building will have a buzzer entrance and elevator, and the development will include 18 on-site surface parking spaces.
CTA access near the site is extensive. The North/Clybourn CTA L station, serviced by the Red Line, is a six-minute walk from the site. The Route 8 CTA bus, accessible at the Halsted & Evergreen stop, can be reached within a two-minute walk. The Route 70 CTA bus, accessed at the Division & Halsted, is a six-minute walk away. Routes 9 and 72, accessed at the North Ave & Clybourn/Halsted stop, can be reached within a six-minute walk as well.
GMA Construction is serving as general contractor on the $25 million project. Construction is expected to complete in early 2022.
