City Council Approves Mixed-Use Development In Near North Side

The Chicago City Council has approved the mixed-use development at 1549 N Fremont Street in the Near North Side. Sitting just southeast of the intersection with W North Avenue on a vacant lot surrounded by a Toyota dealership, the small building will infill a site originally proposed as an Aloft Hotel multiple years ago. Now after receiving Plan Commission approval earlier this year, developer City Pads Chicago is moving forward with the NORR Architects-designed structure.

City Council Approves Residential Development At 330 W Chestnut Street In Near North Side

The Chicago City Council has approved the residential development at 330 W Chestnut Street in the Near North Side. Located on the intersection with N Orleans Street near the quickly rising North Union megadevelopment, the proposal will replace a surface parking lot and received a handful of changes we previously covered during its Plan Commission approval in March. Now developers Draper & Kramer and BlitzLake Partners have received the last green light needed for the FitzGerald Associates-designed structure.

868 N Wells Street Sprouts up in Near North Side

Structural work has passed the seventh floor for the 27-story 868 N Wells Street in Near North Side, replacing a former low-rise brick building that was demolished last year. The developer of this mixed-use high rise is JDL, who has planned for 411 units and 12,000 square feet of retail. This tower is the second addition (after the adjacent 920 N Wells) to their North Union megadevelopment, a sprawling $1.3 billion master plan that will ultimately occupy 2.9 million square feet of space. The larger North Union assemblage will feature skyscrapers measuring up to approximately 700 feet in height while providing a total of 2,656 residences, extensive commercial and retail options, and 100,000 square feet of public areas.

Dubbed “The 808 Cleveland,” the 22-story building offers 28,000 square feet of retail and office space along with 200 apartments that are leased and managed by Common. DAC Developments is behind this project, which spans a total of 281,256 square feet and had a development cost of $105 million, according to their website.
