The Chicago City Council has approved the residential conversion of the existing loft building at 811 W Evergreen Avenue in the Near North Side. Sitting near the intersection with N Halsted Street, developer Honore Properties is now moving forward with its plans to reposition the building which has seen multiple different uses in the past.
Honore tapped local firm Kennedy Mann who has been working on the design of the redevelopment, turning the four-story building into 47 residential units. Spanning 45,000 square-feet, the timber building will shed its current retail space on the ground floor in exchange for a residential lobby and tenant storage.
The new units will be made up of nine studios, 25 one-bedrooms, 11 two-bedrooms and two three-bedroom layouts ranging from 548 to 1,286 square feet in size. Of these, nine will be considered affordable spread across all floors. Some apartments along the rear will have their own balconies, while others will have private terraces.
However, all will have access to a shared rooftop deck, though no additional amenities are planned. The project also includes certain facade touch ups including tuckpointing as needed. The approval from the city officially rezones the site to allow for residential uses, however at the moment no timeline is known.

This one bears watching. If done right, it could be an outstanding homeownership opportunity. The only minus I see is no secure, covered parking.
It’s a pretty transit-rich area with a lot of free street parking around, so maybe not the right one to bring a car with if you’re concerned? It wouldn’t be as outstanding of a homeownership opportunity if they reduced the number of units in it to store cars inside – parking isn’t free.
