Former Lincoln Park Hospital Site Lands Five More Single-Family Home Permits

Five new construction permits for single-family homes were issued by the City of Chicago over a one-week period earlier this month. Located on the site of the demolished Lincoln Park Hospital (Grant Hospital before an ownership and name change in the 1990s) at 550 West Webster Avenue, the five new homes join two others already in progress, and together they’ll form the Grant Place Residences when completed. Lincoln Park Hospital closed in 2008, and was permitted for demolition on June 6, 2012.

The first one, at 537 West Grant Place, was permitted back in 2019 when this was still part of the Webster Square development, and has been completed. Real estate websites show it as available for sale. The second home (there are to be seven in total) was permitted in July of this year, and is close to full height. Originally referred to as The Homes At Webster Square, there are all part of Planned Development #84, which includes 95 condos at 540 West Webster Avenue, 75 apartments at 558 West Webster, and the Target store across the street at 555 West Webster.

The five latest additions to the row of homes include 531, 533, 545, 549, and 551 West Grant Place, on lots that changed ownership back in August of this year, each showing a sale price of $1.22 million. They were permitted for construction between December 13 and December 19. All permit specifications are identical for the five homes: all are to be four-story with basement buildings, with elevators and rooftop decks, and they’re being erected on existing foundations. The elevators will follow under separate permits. Merrion Development Group is the developer, working with Architect of Record 360 Design Studio. Groove Design + Build is listed as the general contractor.

Each home will include two underground parking spaces. The newest permits don’t include this specification, but the permit issued in July for 539 West Grant states the home is being built “over existing below grade parking.” These homes back up against the Webster Square residential building, with no alley between them. And the two buildings in progress show no parking entrance on Grant Place. So it’s a possibility that the parking will be accessed from Webster Avenue and down one level, sharing the parking facilities with residents there. The basement level of the new homes likely uses that existing underground space as well.

Grant Place Residences are located around the corner from the six-way intersection of Webster Avenue, Lincoln Avenue, and Larrabee Street. Here, residents will have access to CTA bus service via Routes 37 and 74, both of which can be used to connect to or from the Fullerton Red/Brown/Purple Line elevated platform just over half a mile way. Three blocks to the east are stops for Routes 22 and 36 buses at Clark and Webster. The Route 73 Armitage bus is about three blocks south, and Route 8 Halsted buses stop about three blocks to the west.

  1. “single family home” with the monthly HOA dues of a highrise condo… these are a hard sell

  2. Similar to single family development at deming place. Secure underground parking with private garage,entire home above grade.
