Preparation work has begun for demolition of multiple buildings on the southwest corner of Montrose and California Avenues in Irving Park. One demolition permit is pending, for 4346 N California Avenue, while others, most notably 2801 W Montrose Avenue, are sure to follow soon. It is here that Farah and Amir Essa plan to build their next Tiny Giants Early Learning Center facility and mixed-use residential development.

Lake View Lutheran Church Receives Demolition Permit, Clearing the Way for Affordable Housing Development

Lake View Lutheran Church, at 835 W Addison Street in the Lake View neighborhood, received a demolition permit from the City of Chicago on May 31. That allows for the development of a 37-unit affordable apartment building, dubbed Lakeview Landing, to be built on the site.

The Museum Tower at the Obama Presidential Center continues its rise upward at 6001 South Stony Island in Jackson Park. While wood construction forms at the top of the tower add intrigue to progress viewing, the tower is now being clad with granite panels, adding texture and color to the stark gray concrete.

Demolitions underway to make space for 3310 N Lincoln Avenue Residential Development

Demolition work is underway for two building in Lake View being replaced by 3310 N Lincoln Avenue. The single-story building at 3312 North Lincoln has already been reduced to rubble, and the three-story 3310 is next. Work by demolition contractor Precision Excavation began this week, in anticipation of the new 24-unit apartment building to be built on the site.

Sterling Bay Plans Property Sales for Lincoln Yards Megadevelopment

Sterling Bay is seeking a financial partner for the Lincoln Yards megadevelopment and is planning to sell land adjacent to the 53-acre site to meet debt repayment deadlines. CBRE has been hired to sell properties at three locations,1907 N Mendell Street, 1901 N Elston Street and 1500 W Cortland Avenue, which were initially part of the $6 billion mixed-use project. Amid financial difficulties, Sterling Bay has been selling properties, including an industrial property sold last year for $4 million, Crain’s Chicago Reported.

Hyde Park Labs Now Topped Out at Hyde Park’s Harper Court Complex

Construction has topped out for Hyde Park Labs, a 13-story, 215-foot-tall mixed-use development located at 5201 S Harper Avenue within Hyde Park’s Harper Court Complex. Primarily catering to companies focused on STEM fields, this collaborative venture between Beacon Capital Partners, Trammell Crow Company, and The University of Chicago will provide 302,000 square feet of space with a total investment of $225 million. Alongside the lab and office areas, the building will also feature 4,000 square feet allocated for retail and 40,000 square feet for amenities.

Facade Work Continues for ‘The Sally’ in Uptown

Facade work can be seen progressing for the second phase of ‘The Sally,’ a mixed-use development project in Uptown, located at 1131-1135 W Winona Street. Developed by Cedar St. Companies, the project comprises two five-story buildings that collectively offer 180 residential units, including 37 affordable housing units. The unit sizes will range from studios to two-bedroom apartments.

220 N Ada Street Officially Breaks Ground in Fulton Market

Construction has officially commenced for a new mixed-use development at 220 N Ada Street, on the corner of W Fulton Street in Fulton Market. The project, initially proposed in 2021 under the address 1353 W Fulton Street, is being developed by Shapack Partners, CRG, and KMW Communities. The plans received city approvals in 2022, but have recently undergone design changes.

3955 N Kilpatrick Avenue Heads To March Plan Commission

Further details have been revealed for the mixed-use development at 3955 N Kilpatrick Avenue in Old Irving Park as it heads to the Plan Commission this month. Situated on the corner with W Irving Park Road just south of the new Target within the Sears redevelopment. The plans are being presented by developer GW Properties who is working with local firm Pappageorge Haymes on the design.

Redevelopment Completed At 1616 Orrington Avenue In Evanston

Construction has been completed for the mixed-use redevelopment of the office building at 1616 Orrington Avenue in Evanston. Located at the heart of downtown Evanston, we originally covered the remodel of the Fountain Square Building back in 2021. Since then developer Shapack Partners, more commonly known for their West Loop projects, has completed work on the five-story structure.
