Construction has officially commenced for a new mixed-use development at 220 N Ada Street, on the corner of W Fulton Street in Fulton Market. The project, initially proposed in 2021 under the address 1353 W Fulton Street, is being developed by Shapack Partners, CRG, and KMW Communities. The plans received city approvals in 2022, but have recently undergone design changes.
The tower will contain 308 residential units, consisting of studios, one-, and two-bedroom layouts ranging from 400 to 1,400 square feet, as well as nine penthouses. 62 units (20 percent) will be designated as affordable housing for those earning 60 percent of the Area Median Income (AMI). Unit features will include floor-to-ceiling windows, wide-plank flooring, and kitchens outfitted with large islands, wood cabinetry, and stone countertops.
The ground floor will include approximately 12,300 square feet of retail space, a corner plaza, an entrance lobby, and a ramp to the parking garage from the side alley. The floors above the ground floor in the podium will house 115 vehicle parking spaces and 58 bicycle parking spaces. The interiors will feature materials such as leather and velvet. Atop the podium will be an expansive outdoor deck with seating, as well as amenity spaces including a fitness center.
SOM designed the tower, while Gensler is responsible for the interiors. The building will stand 29 stories tall and measure 314 feet in height, a slight increase from the originally proposed 310 feet in 2021. Recent design changes include the removal of cantilevered balconies, resulting in a flatter, gridded exterior. Meanwhile, the podium base will have two different facades: one made of metal mesh and the other of dark brick.
Environmentally friendly features consist of green roofs, EV charging stations, and 80 percent construction waste diversion. The project has a total cost of $140 million and has secured $84 million in construction funding. With Clayco serving as the general contractor, the anticipated completion date is early 2026.
