Demo preparations underway for Tiny Giants development at 2801 W Montrose Avenue in Irving Park

Preparation work has begun for demolition of multiple buildings on the southwest corner of Montrose and California Avenues in Irving Park. One demolition permit is pending, for 4346 N California Avenue, while others, most notably 2801 W Montrose Avenue, are sure to follow soon. It is here that Farah and Amir Essa plan to build their next Tiny Giants Early Learning Center facility and mixed-use residential development.

The project details, revealed in April, are based on a design by SEEK Design + Architecture. They’re created a mixed-use development that will bring 24 residential units on the top two floors of a four-story building, office space for a new Tiny Giants HQ on the second level, and the learning center on the ground floor.

For now, demolition fencing surrounds the buildings involved, including the former home of Ruby Cleaners and its attached two-story building to the west, plus 4336 and 4346 N California Avenue to the south. Attached to the demolition fencing, banners for Tiny Giants, including building renderings, herald the start of the new development.

  1. I’m sure there was no possible way to incorporate the interesting (if not architecturally significant) vintage structure into their new building. SIGH.

  2. It’s good to see new childcare facilities. There is such a shortage right now.
