Residential Conversion Proposed For 811 W Evergreen Avenue In Near North Side

Details revealed for the residential conversion of the loft building at 811 W Evergreen Avenue within the Near North Side. Located just west of the intersection with N Halsted Street, the timber structure has long been an office building which has been repositioned multiple times in the past. Now developer Honore Properties is leading the charge for the conversion.

Rising four-stories in height, the 45,000 square-foot building is being redesigned by local firm Kennedy Mann. While it is currently built to hold a retail space on the ground floor, this will all be reconfigured to contain purely residential units with just a small lobby, storage room, and 47-bike storage room included on the ground floor.

The rest of the space will hold 47-apartments made up of nine studios, 25 one-bedroom, 11 two-bedroom and two three-bedroom layouts, these will range from 548 to 1,286 square-feet in size. Of the unit total, nine will be considered affordable for those making around 60-percent AMI, these will not include any of the three-bedroom options.

Select units will have access to private balconies and some to their own terraces as the building sets back along the alley, however all residents will have access to an existing shared rooftop deck. The developer is now working on gaining zoning approval from the city, having already submitted a zoning application. At the moment a timeline is unknown.
