New Nine-Story Apartment Building Planned for 330 W Chestnut Street in Near North Side

Draper & Kramer has announced plans for a new nine-story residential building to be located at 330 W Chestnut Street, just north of the Chicago Avenue corridor in Near North Side. These plans include 129 total units, comprised of convertibles up through two-bedrooms. Out of the 129 on-site residences, 26 will be designated as affordable under ARO guidelines. There will also be a ground-level retail space, and various amenity spaces such as a ground-level area and a top-floor deck.

Podium Takes Shape for 808 N Cleveland Avenue in Near North Side

Structural work on the podium has reached the fifth floor for a 23-story mixed-use high rise in Near North Side. Located at 808 N Cleveland Avenue along the rapidly-densifying Chicago Avenue corridor. DAC Developments has planned for a mix of 7,500 square feet of retail, 20,000 square feet of rentable office space, and 200 apartments.

Excavation Underway for New Retail Addition at 44 E Walton Street in Near North Side

Excavation has begun for a two-story retail addition at the site of Near North Side‘s 44 E Walton Street, directly north of the recently completed Brunello Cucinelli retail addition under the same address. Situated near the center of the Rush & Division commercial area, the entrance will be along Walton’s cross street at 939 N Rush Street.

Foundation Permit Approved for 1475 N Kingsbury Street at ‘Shops at Big Deahl’ Development

Structured Development has received its last remaining foundation permit for its Shops at Big Deahl masterplan. Under the address 1475 N Kingsbury Street, the greenlit 27-story tower will serve as the fourth and final addition to the $250 million scheme, occupying a three-acre parcel in Near North Side‘s Clybourn Avenue corridor.

“The Seng” Development Reaches Second Floor in Near North Side

Structural work has now passed the first floor for “The Seng,” part of the second phase of Structured Development‘s masterplan known as the Shops at Big Deahl. Located at 869 W Blackhawk Street in the Clybourn Avenue corridor, this new mid rise will yield 34 affordable units, whose future residents will be chosen by the Chicago Community Land Trust alongside the Chicago Department of Housing.

Renovation work in full swing for Lawson House Renovation in Near North Side

Renovation is now visible and in full swing for the Victor F. Lawson House, a 24-story Near North Side high rise, which was built in 1931. Located at 30 W Chicago Avenue and formerly a YMCA, developer Holsten Real Estate plans to convert the 272-foot structure to 408 apartment units, deconverted from 538 single room occupancy. Programming will also include on-site social services and ground-level retail.

808 N Cleveland Avenue Rises in Near North Side

Structural work can be seen for 808 N Cleveland Avenue, a 23-story mixed-use development in Near North Side. At a height of 284 feet, the DAC Developments project is one of the taller recent projects to kick off in the area, helping to add additional density along the Chicago Avenue corridor. Since the last update, the remaining foundation work has taken place, while the core and superstructure have begun to climb above grade.

Facade Takes Shape at Schiller Place Apartments in Near North Side

Final facade work is underway for the three-building development known as Schiller Place Apartments, each rising four stories under the addresses 711-749 W Schiller Street in Near North Side. This residential undertaking has been planned by Evergreen Real Estate and Structured Development, whose plans include 16 apartment dwellings within each building, for a total of 48. These residences will vary between one- and two-bedroom floorplans. Other features include a leasing office in the easternmost building, landscaping and street improvements, as well as 18 surface parking spaces in the rear.

Lawson House Renovation Secures 16th Place in Tallest Construction Countdown

Number 16 in Chicago YIMBY’s year-end countdown of tallest construction projects is the renovation of the 90-year-old Lawson House, located at 30 W Chicago Avenue. Situated in Near North Side directly across from JDL’s One Chicago megadevelopment, this 24-story edifice was originally designed by Perkins, Chatten & Hammond, and completed in 1931. Today, the Art Deco building holds a spot on the National Register of Historic Places, having until recently housed a YMCA.

808 N Cleveland Avenue Claims 18th Spot In Year-End Coundtown

Taking the 18th spot in Chicago YIMBY’s year-end countdown is 808 N Cleveland Avenue in the Near North Side. The recently started 23-story mixed-use project comes to us from DAC Developments and will top out at 284-feet in height. Architects Pappageorge Haymes designed the latest iteration on the angular corner with W Chicago Avenue near the Groupon Building.
