Full construction permits have been issued for a new five-story residential development set for 2212 W Lawrence Avenue in Lincoln Square. The permit was filed under the name Deanna Zivkovic of Zivkovic Family Holdings LLC, and will include ten total residential units. Additional features to accompany the building will be a rooftop stairway enclosure, five bike stalls, a three-car attached garage, and an additional four exterior parking spaces located on a concrete slab. Currently, the site is occupied by a parking lot.

Renderings have been revealed for a proposed mixed-use development at 4715 N Western Avenue in Lincoln Square. Located at the intersection of W Leland Avenue and N Western Avenue, the site is a city-owned public parking lot on the northeastern corner of the intersection. The Community Builders is the developer behind the concept.

Renderings Revealed for Proposed Residential Development at 2609 W Carmen Avenue in Lincoln Square

Renderings have been revealed for a proposed townhome development at 2609 W Carmen Avenue in Lincoln Square. Planned for the site of the former Transfiguration of Our Lord Parish, the property is a corner parcel located on the southwestern corner of W Carmen Avenue and N Rockwell Street. Regency Development Group is the developer behind the proposal.

Permits Issued for 4736 N Ravenswood Avenue in Lincoln Square

Construction permits have been issued for a four-story residential building at 4736 N Ravenswood Avenue in Lincoln Square. With FEPH-Highland Park LLC as the listed owner, the project will yield 55 residential units and 36 on-site parking spaces. Planning documents show that the planned structure will occupy “Sub-Area C” in a three-part development bound by N Wolcott Avenue, W Lawrence Avenue, and N Ravenswood Avenue. The first part, “Sub-Area A,” is a completed single-story bank at the northeast edge of the property.

Zoning Approved for Mixed-Use Development at 4640 N Western Avenue in Lincoln Square

Zoning has been approved for a mixed-use development located at 4640 N Western Avenue in Lincoln Square. Placed along N Western Avenue, the site is directly adjacent to the CTA Brown Line tracks and the Western CTA L station. The property currently holds a four-story commercial and storage building as well as an adjacent one-story commercial structure. Glascott Associates is the developer behind the proposal.

Demolition Permits Issued for 2454-56 W Ainslie Street in Lincoln Square

Dual demolition permits have been issued for two adjacent multi-unit buildings located at 2454-56 W Ainslie Street in Lincoln Square. Both permits list Eamon Gibbons as the owner, whose plans for the properties have not yet been published. However, both parcels are zoned for RS-3 Residential Single-Unit District, which allows for detached single family homes and two-flats. This designation also allows for a floor area ratio of 0.9, by which any new building’s square footage may not exceed 90 percent that of the lot itself.

Foundation Permits Issued for 2212 W Lawrence Avenue in Lincoln Square

Foundation permits have been issued for a five-story residential building located at 2212 W Lawrence Avenue in Lincoln Square. The owner, filed under Deanna Zivkovic, plans to incorporate 10 total units, as well as four surface exterior parking spaces. The new development will replace a currently vacant lot. Earlier plans were made back in 2013 to build a four-story, 23-unit, mixed-use building, though these plans appear to have been abandoned. In the process of this planning however, a zoning ordinance was passed to convert the property from Bl-1 Neighborhood Shopping District to B2-3 Neighborhood Mixed-Use District. It is unclear however if the new building will occupy the same footprint, given its smaller scope.

Located at the intersection of N Lincoln Avenue and W Farragut Avenue, the corner lot is currently home to an existing one-story commercial building that is vacant and will be demolished. Grand Properties Acquisitions is the developer behind the project.

Demolition Permits Issued for 5119 N Claremont Avenue in Lincoln Square

Demolition permits have been issued for a two-story masonry building located at 5119 N Claremont Avenue in Lincoln Square. It is unclear what the owners, filed under Susan and Dinikar Russell and Vinnakota, are planning for site. However, the current zoning designation is RS-3, which allows for detached single-family homes and two-flats. This designation also allows for a maximum height of 30 feet and a floor area ratio of 0.9, meaning that any replacing structure may have a floor area up to 90 percent of the area of the site itself.
