Construction permits have been issued for a three-floor residential building at 4817 N Rockwell Street in Lincoln Square. With Sustainabuild LLC as the listed owner, the project will yield three total dwellings, along with a rooftop deck and stair enclosure, a basement, and a rear deck and staircase spanning all three levels. The development will also offer residents a detached three-car garage with a separate rooftop deck. The new construction is set to replace a two-story frame residential building.
John Hanna of Hanna Architects is the architect of record. While no drawings or renderings have been published, multiple masonry contractors listed in the permit suggest a brick or stone exterior.
Nearest buses are available for east and westbound Route 81 stops, which can be found via a one-minute walk south to the Lawrence & Rockwell intersection. Additionally, those looking to board buses for Routes 11, 49, 49B, or 49X will find service at the intersection of Western & Lawrence via a seven-minute walk east. Those looking to board the CTA L will find Rockwell station via a four-minute walk south, while the Metra is accessible via a 21-minute walk east to Ravenswood station.
Green space within walking distance includes Ronan Park, Welles Park, and Winnemac Park. Various retail and dining also lines the nearby Lincoln Avenue corridor.
Progroup Development, Inc. is the general contractor for the $887,200 construction. A full completion timeline has not yet been revealed.
