The permit’s owner has been filed under the name Honan Concrete & Construction. As of now, no plans appear to have been submitted to upgrade the zoning designation for the property or for future construction.

Developer Landrosh Holdings LLC has tapped designers Sullivan Goulette Wilson Architecture, also responsible for the nearly completed CA6 Condos in the West Loop, for the new proposal which will replace an existing building which once housed Chicago Joes and its parking lot on the corner of W Irving Park Road and N Oakley Avenue.

With Sewickly LLC as the owner and developer, the new construction entails a combination of ground-floor retail and 12 condominium units on the upper floors. The project received zoning approval late last year, in which the Zoning Board of Appeals permitted a reduction of the rear setback from 30 feet to 18 feet.
